Realtor Service Terms.

Plain-English terms for the FiledNotFound property-leads subscription for real estate offices. These terms cover the realtor service; the attorney service is governed by the main Terms of Service.

Effective September 5, 2026

1. The service

FiledNotFound monitors publicly available Miami-Dade County court filings — foreclosures and probate estates — matches each case to the property and the county property roll, and delivers a weekly list to your office covering the zone you subscribe to. Each row includes the property, county value figures, the named owner or estate decision-maker, contact information where publicly available, and a link to the court docket.

2. Who the service is for

The service is for licensed real estate offices and their agents, for business use only. It is not for personal, family, or household use.

3. What this is not

FiledNotFound is a business information service. It is not an appraisal, a title search, or legal advice, and it is not a law firm or referral service. Value figures are county assessments and third-party estimates — never a guarantee of market value, equity, or sale outcome. Verify everything independently before you act on it.

4. Your zone

A zone is a defined set of ZIP codes. While your paid subscription for a zone is active, we will not deliver the same service in that zone to another real estate office. Zone exclusivity is a delivery feature, not a promise of case volume, listings, or business results. It applies only to the zone and service stated at signup, does not cover public records available from other sources, and ends when the subscription ends.

5. Outreach is your responsibility

The list flags numbers that appear on the Do-Not-Call registry. You are solely responsible for how you contact anyone on the list and for complying with all applicable rules — including Do-Not-Call, TCPA, and Florida requirements that apply to foreclosure-related offers and distressed-property outreach. FiledNotFound does not contact anyone on your behalf and does not direct you to contact anyone.

6. Permitted use; no resale

During an active subscription, the lists are for your office's own use. You may not resell, republish, redistribute, or share them outside your office, or use them to build a competing data product. Public court records cited in a list remain subject to the public-record rules that apply to them.

7. Subscriptions, billing, and cancellation

Price, zone, and plan terms are the ones presented at signup or agreed in writing. Subscriptions are month-to-month. You may cancel at any time by contacting us; cancellation takes effect at the end of the current billing period. Amounts already paid are nonrefundable except where required by law or expressly agreed in writing.

8. Public records and accuracy

Lists are derived from public filings and public records available as of the delivery date. We work to match and verify accurately and to flag uncertainty rather than guess, but we do not warrant that any record, figure, or contact detail is complete, current, or error-free. 9. Suspension and termination

We may suspend or terminate access for nonpayment, a material breach of these terms, or unlawful use, with notice where practicable. On termination, stop using and circulating the delivered lists.

10. Governing law and contact
